As well as asking isherwoods to rent their Cheltenham property, many landlords also ask us to provide a property management service. Most of our landlords who are resident abroad make use of this service as do many UK or local landlords who would prefer that we handle all communications with their tenants.
Landlords who rent Cheltenham property expect that their investment will be protected. We achieve this in all aspects of our property management service:
Professional property management
Isherwoods is managed by a professionally qualified property manager with almost 30 years of property management experience.
Named property manager
We provide your tenants with the name of the property manager who will be responsible for looking after the property.
Responsive maintenance service
For managed properties, our staff are available during office hours to deal with repair and maintenance problems as soon as they occur. We have a team of trusted contractors who we know from experience to be honest and reliable and who charge reasonable prices for the work that they carry out.
Property Inspection and proactive maintenance
Our staff will visit managed properties at least twice per year, and an inspection report will be sent to you covering the condition of the property, issues raised by the tenants, and suggestions for repairs, replacements and maintenance where needed. Additional inspections can be arranged if required (at additional cost).
Emergency 24 hour service
We offer a 24 hour emergency call-out facility for genuine emergencies. Tenants are provided with a mobile number for use out of office hours and this number is always available. Many emergencies can be dealt with by our staff talking through the problem with the tenants e.g. consumer appliances blowing electrical circuits. In a small number of cases we do have to call out emergency contractors to attend to heating/electrical failures or burst pipes.
Repair pre-inspection and monitoring
We protect your interests by keeping strict checks on repair expenditure, and the quality of work. We pre-inspect repairs where sensible, inspect a sample of each contractor’s work, and obtain feedback from tenants on the quality of service from contractors.
Quotations for larger jobs
Our property management staff are encouraged to contact landlords about maintenance issues and will do so whenever possible. We know that you do not like to see deductions from your rental income which you did not know about. Under our contract, you will authorise us to carry out repairs which are likely to cost up to £250, and all emergency repairs. For non-emergency repairs above £250, we will contact you to discuss how to proceed. We will obtain two or three quotations on your behalf if required. For larger more involved jobs over £500, we may charge a works supervision fee.
Insurance claims
Sometimes houses or flats can suffer flood or water leak damage and occasionally damage resulting from settlement or subsidence. Our staff will assist with insurance claims on your behalf if required. An additional fee is charged for this service.
Protecting property but keeping expenditure to a minimum
A prime consideration in managing your property is to keep your expenditure down. We are aware that excessive maintenance expenditure eats into your rental income and lowers the return on your capital investment. At the same time we know that our landlords want us to protect and maintain their properties effectively.
Good tenants require effective service
Good tenants who look after their property and pay their rent on time require quick effective service if something goes wrong. If they receive prompt and efficient service they will be less likely to leave. Happy tenants who rent for long periods provide consistency of rental income.
