• advice on rent level, furnishings and other relevant issues marketing

• arranging and attending appointments to view
• introduction of prospective tenants to landlord
• take up of comprehensive written references and credit checks
• preparation, execution and completion of tenancy agreement
• inventory/schedule of condition (additional fee)
• receiving and holding deposits
• receiving rents
• remittance of rents into landlord bank accounts
• pursuance of
rent arrears
• recovery of possession of property through courts (subject to legal
iiexpenses insurance cover)
management
service (fee
15% of rent - multi agency 13% of rent - sole agency) includes the letting
services above plus the following additional services
• emergency repair administration
• repair and maintenance jobs up to £250 without reference
to landlord
• liaison with landlords on jobs above £250
• obtaining tenders where required
• monitoring of repair expenditure and quality of work through
iiinspection of a sample of repairs
carried out by each contractor
• quarterly property inspection and reporting to landlords
