What is a Home Information Pack (HIP)?
A Home Information Pack (HIP) is a collection of legally required documents relating to a property. Due to recent legislation, it is now a requirement to have a HIP prior to marketing a residential property for sale.
What does a HIP contain?
A property can only be put on the market when all of the required documents have been requested and paid for, or a commitment to pay for them has been made, and a HIP is available with the following documents as a minimum:
- An Index listing the contents of the HIP and noting any required documents that are missing
- A Property Information Questionnaire (PIQ)
- An Energy Performance Certificate (EPC)
- A Sale Statement summarising the terms of sale
If the following documents are unavailable when marketing begins they must be included in the HIP as soon as possible and within 28 days of the first point of marketing:
- Standard searches (including local authority, land charge and water and drainage searches)
- A copy of the Lease (for leasehold properties only)
- Evidence of Title and a Title Plan
What is an Energy Performance Certificate (EPC)?
An EPC provides an energy efficiency rating for a property from "A", representing the most energy efficient property to "G", representing the least energy efficient properties. It will also show the building's environmental impact by indicating its carbon dioxide emissions.

How do I get a HIP?
Instruct isherwoods to sell your property and we'll provide a quotation for the HIP and arrange it for you.
Do I have to use Isherwoods to get a HIP?
No. You are free to arrange your own HIP; however we would recommend that you use a reputable supplier.
What if I already own a valid HIP?
We will just need you to send a copy to us.
How much does a HIP cost?
Please contact us and we will provide a quote. Alternatively the current cost can be researched easily on the internet – but take advice from us before you purchase to ensure that you have found a reputable supplier!
Do all properties need a HIP?
The vast majority of properties will require a HIP, however there are a small number of exceptions. We will advise if your property is exempt.
What happens next?
Once you have instructed isherwoods, we will place an order with our HIP provider, who will call you directly for payment and to arrange an EPC visit. When the HIP is complete your property is now ready for immediate marketing! Once complete the HIP will be emailed to you - and most importantly will belong to you.
